New £40m development to deliver 106 affordable homes in Purley

Construction has started on a £40 million development which will see 106 affordable homes delivered in Purley.
The Banstead Road development, off the Purley Cross, in Croydon, will include a mix of much-needed one, two and three bedroom apartments.
We will deliver the homes in phase one of the ambitious “Mosaic Place” regeneration project.
Mosaic Place will see the redevelopment of two separate sites in Purley. It will provide 3,452 sqm state of the art community and worship centre, retail space and 220 new homes. The high quality new landscaped areas will benefit future occupiers and the wider community.
Richard White, Director of Land and New Business at Optivo, said:
“We’ve over 4,000 homes already in Croydon and a proud history of delivering high quality, affordable homes, in the borough. This is a really exciting project and we’re delighted building work is now underway at Banstead Road, Purley. We’re continuing to do everything we can to assist in tackling the housing crisis. This development is part of our Homes for London 2016-21 programme, bringing 3,600 new homes to the capital.”
We're partnering with Thornsett Purley Ltd, part of
Thornsett Group
to deliver the 106 homes in a sensitively designed scheme on the ‘South site’. Planning approval was given in July 2020.
Thornsett Group was established around 35 years ago and has vast experience in developing residential, commercial and community properties.
Bernadette Cunningham, Director at Thornsett, added:
“We’re delighted to have partnered with Optivo to bring 106 new affordable homes to Purley. The project is in line with our ethos of developing high quality homes and facilities to help our communities thrive. This development really highlights the role that small and medium sized family developers can play in meeting London's housing need.”
When residents move into their modern homes, they’ll benefit from private gardens and balconies. They’ll also have access to a beautiful communal garden, children’s play area and a picnic area.
The development is well served by public transport links. There are several bus routes and Purley train station is just a short distance away, providing easy access to London. Work is due to complete in October 2022.
